Our marketing team consists of a small but elite group of brokers who all have a high level of skill and knowledge and work well as a team. On occasion, an issue may arise for a property which falls under one broker’s primary responsibility, yet the entire marketing team will pool together nearly 90 years of marketing experience and strategize on how to best resolve the issue.

Through this teamwork and a thorough evaluation of the property, the marketing team develops a marketing plan specific to individual building(s) for the most effective support and promotion. Included in this plan will be a marketing budget which may vary depending on the property’s vacancy and anticipated marketing activity. Also, The Jack Stahl Company signage is placed on the grounds within the limits permitted by local ordinances and approved by the owner. We will also contact tenants of the property not only via mail, but a personal visit is made to inform them of The Jack Stahl Company’s involvement in the project. Our goal is to then set in motion the marketing plan to lease any remaining vacant space and renew existing tenants.

To attract new prospects to the property, there are five ways in which we actively pursue new tenants: cold calling, direct mailing, broker cooperation, advertising, and our strong network with the local community and national affiliations. Often our cold calling and direct mailing are related through use of our local and national affiliation databases including CARNM, CCIM, Loop Net, and CoStar. Another manner in which we contact tenants is by direct mail. Our direct mailings include well-crafted marketing materials (brochures, floor plans, etc.).

In today’s market, it is important to solicit and encourage the activity and support from other commercial brokers in the area. The Jack Stahl Company’s involvement and reputation with this group is outstanding. We will direct brochures and promotional materials to each commercial brokerage company.

Because of the business experience of the brokerage and leasing team in negotiating leases, we feel confident we can successfully negotiate any transaction within the guidelines of a property owner. We will prepare lease proposals and letters of intent to specify the essential business terms and conditions agreed upon as a means of lease negotiation and confirming a prospect’s commitment. We will work with the project space planner for the development of a layout and the required leasehold improvements. We will then assist the owner’s attorney in drafting a lease with business terms and conditions that will meet the objectives of the Owner.
